Amenities This is truly the place to Live the Dream. There are two fabulous homes on this property, approximately 100 feet apart, and separated by a large circular driveway. There is a lot of parking area also. BONUS: Each home has its own utilities (electric/water/septic/phone). You can live in one and rent the other, or rent both to recover your investment quickly.
• Because of Agricultural zoning, taxes are much lower than residential zoning. • Because of a well equipped, well staffed Volunteer Fire Dept, with a facility on the ranch itself, our insurance rates are lower and our safety ensured. We also have fire hydrants strategicaly placed on the ranch. • Santa Fe Trail Ranch Metro District is our own private water district which is why you can hook up to it or haul water. It's your choice. But this is what has enabled fire hydrants et al, thus increasing property values and safety immensly. • We have a highly coordinated Emergency Services area coordinators and plans throughout the ranch. • Our Property Owner's Association is a model for many other communities. • Our covenances have been designed to protect our investments as well as allowing the property owners to have horses, llamas, you name it. Our fencing guidelines also enable wildlife and cattle access throughout the ranch. In fact, there are less than a handful of the 400 plus owners who have fenced their entire acreage. • And we have such amenities as common areas on the ranch with stocked ponds, an ocassional fishing derby, Annual Picnics where we all get to met and know our neighbors, and an active Neighborhood Watch Program. • The roads are well maintained by our own private road crew. At the first sign of snow, they are ready and will have all the roads plowed relatively quickly. During the summer they continue working on and upgrading the roads. • We are located basically in the center of the ranch and have only 6 miles of ranch road to travel before we are on I-25. About Our Property • Both homes are on their own utilities (water, septic, electric, phone) and can be rented or you can live in one and rent the other, or use it as a mother-in-laws quarters, or whatever. • The shop is insulated, has cabinets, and has power to it. The garden shed also has power. • The views from both homes are breathtaking. Living on 35+ acres means you don't, for the most part, have to see your neighbor. You can see only 3 other homes on adjacent ridge lines, but that's it. Privacy is all yours. Plus, living on a cul-de-sac (which is about 500' away) you are never bothered by anyone. • Telephone service is a 6-pair line to each home (totally autonomous). • Both homes have six bay windows that face Fisher's Peak to the east. It's a spectacular view. In all, the lower home has an additional window in the dining room, giving a total of 17 windows for a wrap around view. The upper home has 16 windows. • We had the land graded down so both homes are out of the winds that come up from the west side of the ranch. We can barbecue when others are being blown off their porches. • With the extra insulation in these homes, propane (heat) averages about 600 gallons per year. Also, because of the extra insulation we did not have to install larger forced air heaters which again keeps the heating cost down. • Electric averages $25 to $40 per month. You cannot beat the cost of our utilities anywhere in the mountains. • The kitchens are large and vinyl floored, and are well lit with two 2' x 4' overhead inbuilt lights (mock sunlights). The shelves in the lower cabinets pull out for easy access. Shelves in the upper cabinets are all adjustable. • Both entrances to both homes, and both guest baths are also vinyl floored. • The master baths are huge and have approx 56 square feet of storage shelves, plus another large towel/sheet cabinet. • Spacious master bedrooms (16'7" x 12'7") also have walk-in closets with surround shelves and ample hang up racks. • Everything about these homes is spacious, open, airy, and light. • If you are into conserving water, because of the floor insulation and thermal seal, it only takes one gallon of water to get hot water to the back bathroom (shower and sink) (in the dead of winter). • We purchased these particular homes and insulation packages to survive Y2K and the winters in the mountains. During the summer our homes are known to be the coolest on the mountain because of the insulated low-e glass and playing what we call the ‘blind game" during the day. Blinds are closed when sunny the blinds and windows are opened when it cools down outside. • Both homes are on permanent concrete foundations.
